How it is calculated and disclaimer ▾

For each purchase deal, the price per hectare, the price-to-normative-valuation (NGO) ratio and the area are compared with the median of the 'land purpose × district' segment (or region when the district has too few deals). Deviation is measured as a robust z-score based on median and MAD. Technical records (price under UAH 1,000 or area under 0.01 ha) are excluded. Series of similar deals in one district are shown as a single row.

An unusual deal is a statistical deviation, not evidence of wrongdoing. Causes include data-entry errors, nominal prices, non-standard terms or parcel changes. Data comes from the public state register.
