In September deals rose 16.2% and the area sold rose 15.1%, winning back over 80% of August's drop. Yet the price per hectare fell a further 1.7%, to UAH 59,343. We look at why turnover returned but the price did not.

In Q2 2026, the average price per hectare rose just 0.7% in hryvnia terms — to UAH 54,981 — while in dollar terms it actually fell 1.7%, to $1,226. At the same time, the number of deals grew 14.4%. We look at why the market picked up but the price didn't.
